
HOAM, Inc. will act as a liaison between the Declarant(s), Builder(s), Board of Directors, and Homeowners to make the communities that we manage “The Best Place to Call Home” in the Triad. We will provide quality, dependable service executed with the highest level of professional care and responsibility. And we will work together to enforce the governing documents while fostering a positive community spirit.
We offer services throughout the entire Declarant period - recognizing that Associations must function actively from the earliest stages of community planning in order to thrive years after construction is complete. Our services include:
Pre-Sales Community Planning
Ø Review of governing documents and professional advice of such
Ø Assistance in preparation of the operating budget including assessment advice
Ø Assistance in preparation of long-term capital fund planning
Sales and Construction
Ø Provide regular common area curb appeal assessments
Ø Assist in obtaining, scheduling, and oversight of quality vendors as directed by Board*
*We have an approved vendor database. Any vendor may be added at your request, providing they meet and provide proper insurance and workman’s comp guidelines as per our company policy.
Ø Payment of invoices as directed by the Board
Ø Providing enforcement of governing documents through community involvement
Ø Assistance in establishing working committees of homeowners to provide input, guidance, and help to the Board of Directors as directed by Board
Ø Assistance in establishing policies and procedures to compliment the governing documents so that the Association may function in the most positive, effective, and proactive way possible
Ø Assistance with annual informational members’ meetings
Ø Assistance with facilitating communications between owners and Board members via education, publications, etc. as directed by the Board
Transition
We understand that transition to homeowner control is the ultimate goal for both developers and homeowners alike. Our management services are designed to ensure that this transition is a seamless one. Through regular and effective communications and early homeowner involvement, we find that when the time comes to elect a Board of Directors, homeowners have a good foundation of knowledge and positive experience with which to begin.
Ø We will assist in scheduling and facilitating the actual transition process
Ø We will evaluate the financial condition of the community and advise the Declarant accordingly prior to transition
Ø We will coordinate and facilitate the transition meeting and work with the new Board of Directors to assist in a smooth transition process
